Deliver Best Effort Registration Data only to Wells Fargo Funding

Use the Deliver Best Effort Registration Data only to Wells Fargo Funding option on the Pipeline menu to send Encompass loan data in best effort registrations directly to the Wells Fargo Funding portal. This data delivery integration between Encompass to Wells Fargo delivers data only and does not include loan documents. To help ensure you are familiar with the data being sent, work closely with your Wells Fargo account manager to monitor the initial data submission.

For an Encompass user to have access to the Deliver Best Effort Registration Data only to Wells Fargo Funding menu option in their Pipeline, the Encompass administrator must grant the user access to the Investor Services option via their persona.

To Grant Persona Access:

For a user to deliver data to Wells Fargo Funding, they must be assigned a persona that has access to Investor Services.

  1. On the menu bar, click Encompass, and then click Settings.

  2. On the left panel, click Company/User Setup, and then click Personas.

  3. In the left panel of the Personas tool, click to select the persona assigned to the user.

  4. Click the Pipeline tab.

  5. In the Pipeline Tasks section, select the Investor Services option.

  6. To enable access to the Deliver Data to Wells Fargo Funding option on the Pipeline menu, select one of the following two options at the top of the Select Investors window:

    • All - Enables access to all the partners your company has made available on the Investor Services menu on the Pipeline, including the option to deliver data to Wells Fargo Funding.

    • Custom - Enables access only for selected partners in the Investor Services menu on the Pipeline. When this option is selected, the option to delivery data to Wells Fargo Funding is selected by default and cannot be cleared.

      If two Wells Fargo options display in the Select Investors window, the first Wells Fargo option is for the Deliver Data to Wells Fargo Funding service. The second Wells Fargo option is for enabling Wells Fargo in the Encompass Investor Connect services.

  7. Click the Save icon.

Delivering Best Efforts Loans

Follow these steps to deliver Best Efforts loans.

To Deliver Best Efforts Loans:

  1. In Encompass, click the Pipeline tab.

  2. In the Pipeline, locate the loan that you are delivering.

    • If you have built a work queue or custom Pipeline view to help identify those loans that need to have activities taken, select the appropriate view from the Pipeline View dropdown list.

    • For example, you may have created a custom view that consolidates both Best Efforts and Mandatory loans in one view or you may have created one view that lists only Best Efforts loans and another view that lists only Mandatory loans.

  3. Click to select one (1) loan in the Best Efforts execution position you are delivering.

  4. Right-click the selected loan, select Investor Services, and then select Deliver Best Effort Registration Data only to Wells Fargo

  5. Enter the Member ID, User ID, and Password provided to you by Wells Fargo. You must be an authorized Wells Fargo seller to have received these credentials. If you are already doing business with Wells Fargo, and using the Submit Docs to Lender integration, those same credentials will work with this interface.

  6. If necessary, select Best Effort from the Loan Delivery Type dropdown list.

    • If you selected only one loan in the Pipeline, Best Effort will be automatically indicated as the Loan Delivery Type on the Log in screen.

    • If you selected more than one loan in the Pipeline in step 3, Mandatory will be automatically indicated as the Loan Delivery Type. If you attempt to select Best Effort from the dropdown list, an error message will be displayed. Return to step 3, select only one loan, and then repeat steps 4-5.

  7. Click Submit.

    • The system audits and retrieves the loan data required for this delivery from the selected loan file.

  8. If relevant loan data is incorrect or missing, a Warning window displays the missing data points.

    • Click Proceed to continue with the data delivery if the missing data is not required or a Hard Stop.

  9. The Wells Fargo Funding portal is launched. Review your loan data and update the information as needed.

    Encompass performs checks and validations on your loan data. Additional business rules are enforced by Wells Fargo Funding after the loan is delivered. This may trigger Warning messages on the Wells Fargo Funding page before the loan data is displayed.

  10. After reviewing your loan data, click Register Loan to submit the loan and complete the data delivery.

Delivering Mandatory Loans

Follow these steps to deliver Mandatory loans.

To Deliver Mandatory Loans:

  1. In Encompass, click the Pipeline tab.

  2. In the Pipeline, locate the loan(s) that you are delivering.

    • If you have built a work queue or custom Pipeline view to help identify those loans that need to have activities taken, select the appropriate view from the Pipeline View dropdown list.

    • For example, you may have created a custom view that consolidates both Best Efforts and Mandatory loans in one view or you may have created one view that lists only Best Efforts loans and another view that lists only Mandatory loans.

  3. Click to select the loans in the Mandatory execution position you are delivering.

    • Ensure that the selected loans have the same Commitment number. Use the Commitment # search filter to filter loans. For example, enter 151515 in the Commitment # field and then press the Enter key to identify all of the loans in your Pipeline view with Commitment numbers that contain 151515.

    • You can review and/or edit the Commitment number for a loan on the Funding Worksheet (field ID 996). The Commitment # filter provided on the Pipeline uses this field 996 to identify the Commitment number.

  4. Right-click one of the selected loans, select Investor Services, and then select Deliver Best Effort Registration Data only to Wells Fargo.

    • The Wells Fargo Funding Delivery Log in screen displays.

  5. Enter the Member ID, User ID, and Password credentials provided to you by Wells Fargo. You must be an authorized Wells Fargo seller to have received these credentials.

    • Select the Save Login Information checkbox to enable the system to auto-populate your credentials the next time you visit this Log in screen.

    • Mandatory is automatically indicated as the Loan Delivery Type when you select more than one (1) loan from the Pipeline (step 3).

  6. Click Submit.

    • The system audits and retrieves the loan data required for this delivery from the selected loan file.

      If you selected loans with different Commitment numbers in the Pipeline in step 3, an error message will be triggered when you click Submit. If you receive this error message, click OK to close the message window. Return to step 3, select only loans with consistent Commitment numbers, and then repeat steps 4-6.

  7. If relevant loan data is incorrect or missing from any of the selected loans, a Warning window displays listing the missing data points from those loans.

    • Click Proceed to proceed with the data delivery for those loans that do not contain incorrect data or are not missing required data. (For the remaining loans with incorrect or missing data, you need to provide the correct and missing data and then start this data delivery process again.)

    • Click Cancel to cancel the delivery of all loans.
  8. The Wells Fargo Funding portal is launched in your default Internet browser.

    • The relevant loan data uploaded to the portal from the selected loan is displayed. Review the data and add new data or edit existing data as needed.

  9. Once your review is complete, click Register Loan to submit the loan and complete the data delivery.
