Fixed Issues for Version 23.2 (Banker Edition)
This section describes the issues that have been fixed in this release.
Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompass is operating as expected. The issues that are chosen to be fixed are based on the severity of their impact to clients and client feedback.
Encompass Forms and Tools
An issue has been resolved that caused hidden fields in a 2010 Closing Costs template to be populated to a loan when applying the template. These hidden fields included fields that were only applicable to 2015 Closing Costs templates, for example the Underwriter Company Name (field ID REGZGFE.X8), the Contact Name (field ID 984), the contact’s phone number (field ID 1410), and the contacts email address (field ID 1411). The fields did not display on the 2010 Closing Costs template user interface, but after applying the template the hidden fields could be seen in the template's XML file. If a user then reapplied a 2015 Closing Costs template, the loan's underwriter contact fields would be overridden with these hidden fields. This issue has been addressed and the hidden fields have been removed from the 2010 data templates.
CBIZ-50895
The name of the VA Lender and Veteran Property Certification form in the Print window has been corrected. Previously, when viewing the list of VA forms within the Print window used to print forms in a loan file, the name of the form was incorrectly indicated as VA Lender and Vendor Property Certification. This issue has been corrected and the form is now listed as VA Lender and Veteran Property Certification.
The issue was with the naming used in the Print menu only. The title displayed on the actual printed output form, Lender and Veteran Property Certification (Post Declared Disaster), was correct in previous versions of Encompass and remains correct in Encompass 23.2.
NDE-21961
The following calculation is now used to populate the Payoffs Disbursed, Excluding Mortgages, on Behalf of Borrower(s) (field ID VASUMM.X115) on the VA Management Input Form:

Payoffs Disbursed, Excluding Mortgages, on Behalf of Borrower(s) (field ID VASUMM.X115) = Liability Total (field ID CD3.X80) minus any Existing Lien (field ID 26) on the property.
The updated calculation is used with loans using either the standard or alternate version of the disclosures, which is controlled by the Use Alternate check box in the calculating cash to Close section on the Loan Estimate Page 2.
Previously, the following calculations were used to populate the value for the Payoffs Disbursed, Excluding Mortgages, on Behalf of Borrower(s) field:

For standard disclosures, the field was populated with the Third Party Payments Not Otherwise Disclosed (field ID LE2.X29) minus any Existing Lien (field ID 26) on the property.

For alternate disclosures, the field was populated with the Estimated Total Payoffs and Payments (field ID LE2.X31) minus any Existing Lien (field ID 26) on the property.
CBIZ-49496
An issue was resolved that caused the employer name to not display on some printed VOE forms when more than nine VOEs were created for a loan. The employer names would print on the first nine VOE output forms created for the loan, but would not print on the remaining output forms (VOEs number ten and higher). This issue has been resolved and the employer name now displays on all printed VOEs for a loan.

To support non-refi loans that are using the URLA 2020 forms but are not using the RESPA-TILA 2015 LE and CD input forms, the MI Premium Refund (field ID 1134) is now disabled (grayed out) when the following two selections are made:

A refinance option is not selected for the Purpose of Loan (field ID 19).

The Itemize Credits checkbox (field ID 4796) is selected in the Total Credits section on input forms such as the 2010 Itemization, the GFE-Itemization, or the 1003 URLA Lender.
CBIZ-50591
For loans using the RESPA 2010 GFE and HUD-1 forms, title insurance company information is now copied correctly to the File Contacts tool when using the Address Book icon on line 1101 on the 2010 Itemization input form to select a title company from the Business Contacts. Previously, the title company name would be populated to the File Contacts tool, but any remaining fields in the Business Contacts record would not be copied to the File Contacts tool.
This issue would not occur when using the Address Book icon in the File Contacts tool to copy title insurance company information from the Business Contacts, or when using the RESPA-TIL 2015 LE and CD forms.
This issue has been resolved and the Title Company fields are now copied correctly when using the Address Book icon on line 1101 on the 2010 Itemization.
Workaround Information:
The following workaround was provided for this production issue and is no longer required for the Encompass 23.2 release and later:

Open the File Contacts tool, select Title Insurance Company, and click the Address Book icon next to the Company Name (field ID 411) to populate the data from your business contacts.
CBIZ-48264
An issue was resolved for buydown loans that caused the Buydown Subsidy Amount (field ID SERVICE.X100) for the next payment to not populate on the Interim Servicing Worksheet after a user clicked the Start Servicing button when an option other than Borrower was selected on the Contributor drop-down list (field ID CASASRN.X141). Additionally, for a non-borrower contributed buydown, the Interest Rate for the next payment (field ID SERVICE.X17) is now adjusted based on the value from the first Buydown Rate (field ID 4535) adjustment on input forms such as the RegZ-LE and RegZ-CD.

HELOC Loans
The HELOC Drawn Total (field ID CASASRN.X167) is no longer populated with a value of 0.00 when a VOL record is created for a loan that does not have an associated HELOC (via a VOL, by linking the two loans, or by adding the HELOC to a VOAL). This update is an adjustment to logic implemented with the Encompass 22.3 Major Release to resolve an issue with running Freddie Mac’s LPA (Loan Product Advisor) for subordinate loans with a blank HELOC Drawn Total. The HELOC Drawn Total amount is now left blank when none of the loans or liabilities associated with a loan are a HELOC. The update prevents the triggering of rules and alerts that utilize the HELOC Drawn Total field for loans with no associated HELOCs.

Loan Templates
An issue was resolved where certain fields (described below) included in a loan duplication template (Encompass > Settings > Loan Setup > Loan Duplication) would not be copied from the original loan into the duplicate loan using the duplication template.

The drop-down list used to indicate that the co-borrower has a non-spouse with current real property rights similar to a spouse (field ID URLA.X112).

The co-borrower Domestic Relationship Type drop-down list (field ID URLA.X114).
This issue has been resolved and the two fields are now populated correctly when creating a loan using a loan duplicate template.

eClose
An issue occurred where an incorrect Cash to Close amount was provided on the printed Closing Disclosure output form in the closing document package when generating the package using Encompass eClose. (Users ordering closing documents through the Order Docs button on the RegZ-CD or Closing Conditions input forms did not experience this issue.) The incorrect Cash to Close amount was caused by the system adding one additional month of upfront MI payment to the cash to close. This issue has been resolved for Encompass eClose and the one month cushion for MI has is no longer applied.

ATR/QM
An issue was resolved that caused the ATR/QM Price Limit Test (field ID 384) that displays on the ATR/QM Eligibility tab on the ATR/QM Management input form to not fail when the QM Annual Percentage Rate (field ID QM.X381) is equal to the threshold plus the APOR. This issue has been resolved and the Price Limit Test now fails when the threshold plus the APOR is equal to the QM APR.

Encompass Home Page
Administrators can add the “Loans in My Pipeline” module to the Encompass Home page. The module displays a list of loans (up to 10) from a specific custom or standard Pipeline view (also selected by the administrator using the module’s Preferences options). An issue occurred where administrators selected a specific custom Pipeline view to be used by module, but the module was displaying loans from the default standard Pipeline view and not the selected custom Pipeline view. Instead of listing only the loans from the specific custom view, the module displayed the first 10 loans from the standard Pipeline view and ignored the custom filters and parameters set up for the selected custom view. This issue has been resolved and the module now displays only those loans that meet the custom parameters configured for the selected custom Pipeline view.

Business Rules
An issue was resolved that resulted in Persona Access to Fields business rules not working with the Use / Update Monthly Values from Itemization checkbox (field ID USEGFETAX). The checkbox is accessed on the Taxes pop-up window, which opens when you click the Property Taxes Edit icon in the Proposed Monthly Payment for Property section on the 1003 URLA - Lender.
This issue has been resolved and access to the checkbox can now be controlled by Persona Access to Fields business rules.

Loan File Imports
An issue was resolved that resulted in the option to import borrowers from a MISMO 3.4 loan file not displaying for a persona unless the Encompass administrator enabled both the MISMO 3.4 and the Fannie Mae 3.x options in the Personas setting (Encompass > Settings > Company/User Setup > Personas) selected as shown below:

The From a ULAD /iLAD (MISMO 3.4) option is located on the Loan tab in the Other section under Manage Borrowers > Import Borrowers.

The Fannie Mae 3.x option is located on the Pipeline tab in the Pipeline Tasks section by clicking Import Loans to open the Select Options window.
Previously, unless both of these options were selected, the ULAD / iLAD (MISMO 3.4) file option would not display on the Source drop-down list on the Import Borrower window. This window is accessed from within a loan file by clicking the Loan menu, clicking Manage Borrowers, and then clicking the Import button.
This issue has been resolved and the ULAD / iLAD (MISMO 3.4) file option now displays when an administrator has enabled only the From a ULAD /iLAD (MISMO 3.4) file option in the Personas setting.

Encompass Settings Sync Tool
Customers reported receiving Application Errors when using the Encompass Settings Sync Tool to import settings for standard conditions from one Encompass system to another. The cause of the errors was identified and the issue has been resolved. Administrators can now successfully import standard conditions settings between systems via the Settings Sync Tool.

Trade Management

An issue occurred where Correspondent trades with a Tolerance amount greater than 100% generated an application error when filters were applied to the Correspondent Trades View and then cleared. This issue has been resolved by adding validations to the Tolerance to ensure it does not exceed 100% or contain a negative value.

Encompass Settings

An issue occurred where by default the "Only allow Lock Updates (Historical Pricing) when a current lock exists" option was selected and disabled for all EPC integrations. This issue has been resolved and for EPC 2.0 integrations, other than EPPS EPC 2.0, the "Only allow Lock Updates (Historical Pricing) when a current lock exists" option will not be selected and will be enabled.
For EPPS EPC 2.0 integrations, the option by default will remain selected and disabled.
Fixed Issues for Version 23.2.0.1 Server Patch 1

This update contains updates to users' Encompass client machines (23.2.0.1) and a Server Patch (server patch 1) that is applied to the Encompass server. The fixed issues below are included in this update.
The client-side update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.
In Encompass, go to Help > About Encompass in the menu bar to view your Encompass version. Once the upgrade is complete, your new version number will be 23.2.0.1 Server Patch 1.
SDK Upgrade Requirement for Encompass
The Encompass Software Development Kit (SDK) enables developers to build custom applications that can be added on, or connected to, Encompass and the ICE Mortgage Technology Platform. The Encompass SDK has been repackaged with this 23.2.0.1 Server Patch 1 update. If you are utilizing the Encompass SDK, upgrading to this new package is needed to ensure that your SDK has the same functionality as this latest version of Encompass.
The following item (as described in these release notes) requires the new Encompass SDK package:
You may elect to not upgrade your SDK and still be upgraded to Encompass 23.2.0.1. All features and functionality described in these release notes will be provided when you upgrade Encompass except for the SDK-dependent item listed above.
If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.

Update to the Encompass Server (i.e., Server Patch 1)
Below are updates in the Server Patch (server patch 1) that are applied to the Encompass Server. The Server Patch contains the relevant Encompass code that applies to the following fixed issue. The Server Patch included with this release will be applied to the Encompass Server automatically and cannot be controlled manually via the Encompass Version Manager tool.

If you are utilizing the Encompass SDK to open or update loan files, upgrading to the new SDK package for 23.2.0.1 is required to receive this update.
An issue in the Encompass 23.2 SDK package occurred where users received an Exception Error when trying to create a new sub organization in their organization hierarchy. This issue in the Encompass SDK has been resolved.
Update to the Encompass Client Machines
The following client-side update is applied to users' Encompass client machines (23.2.0.1). This client update can be controlled manually via the Encompass Version Manager tool. If the tool has been configured to always apply new releases to users’ computers automatically, users will receive this update upon their initial log in of Encompass following the release.

After generating disclosures through Encompass TPO Connect, the name of the loan officer assigned to the loan file was incorrectly indicated as the co-borrower when the disclosure details were viewed in the Disclosure Tracking Tool in Encompass as shown below (Encompass > Tools > Disclosure Tracking > (open Disclosure History record to display Disclosure Details window) > Details tab.
Note that while the loan officer was incorrectly indicated as the co-borrower here, the co-borrower name was indicated correctly on the generated disclosures in terms of documents, signature lines, etc.
This issue in the Disclosure Tracking Tool has been resolved and the correct co-borrower name is now indicated as expected in broker-generated loans viewed in Encompass 23.2.0.1.
