These are the release notes for the Encompass TPO Connect 21.3 Major Release. They include a high-level overview of new features, feature and form enhancements, and fixed issues, followed by more detailed information and instructions where appropriate.

Feature Enhancements

Loan Estimate Fee Management

• Encompass TPO Connect Now Honors Selections Made in Encompass Itemization Fee Management Setting (NGENT-11967) - The fee drop-down lists will be conditionally populated based on the Apply to Itemization and Persona Overwrite options selected in the Encompass Itemization Fee Management setting.

• New TPO Loan Estimate Fee Management Added to Pages Tab in Pages & Links Setting (NGENT-17214) – TPO Loan Estimate Fee Management has been added to the Pages & Links settings Pages tab as a new “Default - Account Management” page. This new setting enables custom content to be added to the Loan Estimate Fee Management page (directly under the page title).

Business Rules

• Field Entry Data Business Rules No Longer Conflict with Persona Access to Loan Actions Business Rules (NGENT-11208) - Field Entry Data business rules that include a fail message box will no longer conflict with Persona Access to Loan Actions business rules that hide loan actions.

• Optimal Blue Search Product & Pricing Page Now Honors Encompass Persona Access to Fields Business Rules (NGENT-19598) - The Optimal Blue Search Product & Pricing page will honor Encompass Persona Access to Fields business rules.

URLA 2020

• Added Ability to Hide Subsection Label When All Fields Within Subsection Hidden in URLA 2020 Setting (NGENT- 19706) - Hiding all fields within a subsection without its own option in the URLA 2020 setting will also hide that subsection's label on the URLA 2020 page.

• Document Set Template Documents Assigned to Milestone Now Added to eFolder When Loan Registered (NGENT- 20419) - When a Document Set Template is applied to a newly registered loan, all documents in that Document Set Template will be added to the eFolder.

• Encompass Business Rules Created for Buttons No Longer Applied to Encompass TPO Connect (NGENT- 20469) - Encompass TPO Connect will no longer apply "BUTTON_" required field business rules when a loan is registered because those rules only apply to Encompass button actions.

Additional Settings

• New User Impersonation Setting Added to Additional Settings (NGENT- 20818) - A new User Impersonation setting has been added to Additional Settings. This new setting manages Encompass user login impersonation of Encompass TPO Connect user accounts. By default, this setting is set to "Yes", allowing users to impersonate.

• New Configure Trade Assigned and Eligible Loan View Columns (Optional) Setting Added to Additional Settings (NGENT-21074) - A new Configure Trade Assigned and Eligible Loan View Columns (Optional) setting has been added to Additional Settings. This new setting enables the standard columns on the Trade Assigned Loans View to be overridden by custom columns defined in an Encompass Pipeline View. By default, this setting is not enabled.

Additional Enhancements

• New Title Fee Integration Section Added to Integrations Setting (NGENT- 21097, NGENT-20266) - A new Title Fee Integration section has been added to the Integrations setting. This section enables Closing Corp credentials to be stored so title fees can be requested from Closing Corp using the new Save and Request Title/Closing Fees button on the Loan Estimate Fee Management page.

• Loan Navigation Settings Now Honored for Enhanced Conditions (NGENT-14725) - For both standard and enhanced conditions, the left menu link provided to users will be based on how the Underwriting Conditions and Purchase Conditions links are configured in the Loan Navigation settings.

• Updates to eSign Email Notifications (NGENT- 21356) - The following updates have been made to the eSign email notifications to personalize them to the loan officer recipient and to update the contact information for any questions.

• For loan officers, the salutation will now include their first and last name instead of their user ID (e.g., Dear Jackie Smith instead of Dear 29381943).

• The last sentence in the notification, "If you have any questions . . .", has been updated to direct you to your system administrator (i.e., "If you have any questions, please contact your system administrator.").

• New Policy for Unapproved Loans Option Added to Encompass Company Details Loan Criteria Tab (NGENT- 21405) - A new "Don’t allow all – loan creation/lock/submission" option has been added to the Policy for Unapproved Loans drop-down list located on the Loan Criteria tab of the Company Details setting. When this new option is selected, unapproved loans cannot be created, lock requests cannot be sent, and loans cannot be submitted.

• Removed Link to Old Reporting View Setting (NGENT-21415) - The link to the old Reporting View setting has been removed from Encompass TPO Connect.

Fixed Issues

• Custom Statuses Added to Custom Conditions Statuses Setting Now Displayed in Condition Status Column (NGENT-15658) – Fixed an issue where custom statuses added to the Custom Condition Statuses setting were displayed in the Filter drop-down list but were not displayed in the Condition Status column.

• Missing Required Fields Pop Up Window Now Provides Ability to Enter Data for Field ID VASUMM.X23 (NGENT-20455) – Fixed an issue where the Missing Required Fields pop up window did not provide a data entry field for field ID VASUMM.X23.

• New Is Today Query Operator Added to Reporting Views (NGENT-21938) – Fixed an issue where the Reporting Views "Next 7 days" query operator did not capture today plus the next 7 days but instead captured tomorrow plus the next 7 days.

Areas of Focus (TPO Connect Website Updates)

URLA 2020 Updates

• Closing Type Field Added to Additional Information Page (NGENT-21195) – Adds a new Closing Type field to the Additional Information page for URLA 2020 Loans.

• Expiration Date of Service/Tour Field Now Only Editable For Active Duty Borrower(s) (NGENT-18856) – Expiration date of service/tour field is now only editable when the Currently serving on active duty field is selected.

• Project Type Fields Now Used for EPPS Scenario and Product & Pricing Searches (NGENT-21006) – Fields in the Project Type section on the Lender Loan Information page are now used for product and pricing searches through EPPS. These fields have also been added to the Scenarios page for loan scenario pricing.

Trades Updates

• Trades Pipeline Updated (NGENT-17468) – The Trades Pipeline has been redesigned to provide a better user experience. This update also enables users to change the order of columns, sort by column, and search for trades.

• Trade Details and Printed Trade Details Updates (NGENT-14181, NGENT-14513, NGENT-21531, NGENT-21366) - The Trade Details and Printed Trade Details pages have been updated to provide a better user experience. With this update, users can now view more information at the top of the page, as well as additional controls over the information presented for the trade. Users are also now able to quickly view trade details, view assigned loans, and find eligible loans for trades by using the new tabs that have been added to the Trade Details page.

Request Title Fees

• Added Request Title Fees Option (NGENT-21682) – A new Request Title Fees button has been added to enable TPO users to request title fees in TPO Connect. Access controls can be added using the associated Request Title Fees loan action in Encompass.

Feature Enhancements

• Branch ID Field Added to Order Credit and Order Loan Product Advisor Pages (NGENT-18871, NGENT-20998) - A new Branch ID field has been added to the Credit and LPA Order screens. This field dynamically displays for the applicable credit providers to ensure that the LPA report order is successful.

• FHA Lender Identifier No Longer Required for DU Orders for FHA Loans (NGENT-12826) – FHA Lender Identifier field no longer a required field when ordering underwriting results for FHA loans, requirement now allows providing either Lender Identifier or Sponsor Identifier.

• View Details Button Added to Lock History Page (NGENT-14490) – New View Details button added to the Lock History page for each lock request on a loan. This enabled users to review and print the full lock details for current and previous locks requested on the loan.

• Borrower / Co-Borrower Are Married Field Added for VA Loans (NGENT-20774) - The Borrower/Co-Borrower are Married field (Encompass field 100) has been added to both 2009 and 2020 loan forms for VA loans. This field enables users to provide accurate information for processing VA loans.

• TPOs Can Now Submit and Resubmit Loans From the Batch Document Uploads Page When Loan is Open in LO Connect (NGENT-20092) - When a loan is open in Encompass LO Connect, TPOs are now able to submit or resubmit loans from the Batch Document Upload page. This functionality was added to the Loan Action menu for loans in a previous release, and now the Batch Document Upload page is in parity with the previous change.

• Credit Providers Removed (NGENT-20721, NGENT-22109) - Several credit providers have been removed from the Order Credit and Order DU pages.

• Streamlined eSign Documents Page Display by Signing Party (NGENT-19821) – A change has been made so that the TPO user now sees any document(s) that they need to sign separately on the top of the screen. Previously, the documents needing to be signed by the TPO were presented along with all documents that needed to be signed, even if they were not the intended signer.

• Disposition Column Added to Conditions Page for Enhanced Conditions (NGENT-21178) – Added a Disposition column that indicates if the condition is open or if the condition has been satisfied.

• Fact Act Data Now Populated When Successfully Ordering or Re-issuing Credit (NGENT-22002) - Fact Act Data now imports when ordering or re-issuing credit in TPO Connect.

Fixed Issues

• Pipeline Cards Now Support Longer Names (NGENT-18182) – Fixed an issue with Pipeline cards not displaying longer names.

• Credit Ordered Through Credit Technologies Inc Now Working (NGENT-22108) – Fixed an issue with credit orders placed through Credit Technologies Inc.

• Document Folders Created from Template No Longer Duplicated (NGENT-22285) - Fixed an issue where duplicate document folders were added to a loan folder when a loan template was applied.

• Credit Orders with Advantage Credit Through Loan Product Advisor (LPA) Now Working (NGENT-20417) – Fixed an issue users received when ordering credit from Advantage Credit during an underwriting order placed through Freddie Mac’s LPA service.

• Impound Waived Radio Button Removed from Quick Registration Page (NGENT-20025) -Removed the Impound Waived radio button field as it was redundant.

• Include in AUS/Export Field now Selected by Default (NGENT-20816) - Fixed an issue where the Include in AUS/Export field was not selected by default in Encompass when an asset was added in TPO Connect.

• Field Values Now Display Selection When Viewed in Read-Only Mode for URLA 2020 Loans (NGENT-20151, NGENT-20435) – Fixed an issue where some fields did not display the selected values when a loan was opened in read-only mode.

• Get MI Button Now Displays Information After Table is Selected for URLA 2020 Loans (NGENT-20404) – Fixed an issue where users had to close the Calculate MIP/Funding/Guarantee Fee window and re-open it to view the calculations based on the MI Table selected.

• Borrower’s Mailing Address ZIP Code Lookup No Longer Displayed at Top of Page for URLA 2020 Loans (NGENT-18504) - Fixed an issue where users were forced to scroll to the top of the page when using the ZIP Code Lookup functionality for the Borrower’s mailing address.
