Transitioning Workflows to the New URLA

When your company is ready to implement the new URLA, lender administrators can start transitioning loan application workflows. There are two settings in the administration portal that lender administrators will need to configure for each 2009 loan application workflow. These settings control the effective date and loan application version. The effective date is the date when the new URLA fields will be applied to all new loan applications.

Best Practice

The following high-level steps are recommended for transitioning loan application workflows to the new URLA:

  1. For existing workflows, set the date when the new URLA 2020 forms become effective for loan applications by adjusting the date in the Set the effective date for URLA 2020 setting in the loan application workflow. See Setting the Effective Date on page 1 for instructions.
  2. Switch the loan application version to URLA 2020, then update the workflow to meet your company's needs and save the workflow.

    If you want to start using new loan application workflows with the URLA 2020 version from this point forward, leave the application version as URLA 2020.

    Or

    If you want both new loan applications and existing draft loan applications to switch to URLA 2020 at the future effective date, switch it back to the previous 2009 version and save.

  3. On the day of the effective date:
    For new loan applications, the URLA 2020 set up that you saved as part of Step 2 will be presented to the borrower.
    For any existing draft loan applications, the 2009 settings with which the application was started will continue to apply but fields will be migrated to the new URLA 2020 fields.

Setting the Effective Date

When setting the effective date in Encompass Consumer Connect, make sure the date matches the Policy date in Encompass. If the dates do not match, Encompass will still accept loan applications but there may be some data loss from the fields that have changed or are no longer present between URLA 2020 and URLA 2009 versions.

Keep in mind that when the effective date for URLA 2020 is met, the following changes occur:

  • All new loan applications will use the URLA 2020 version. All draft loan applications will be migrated to the URLA 2020 format when the borrower resumes the loan application.

  • It will not be possible to toggle back to URLA 2009. The URLA 2009 options for interview style and form style will no longer be available in the administration portal.

To Set the Effective Date:

  1. In Encompass Consumer Connect Admin, go to Loan App Workflows.

  2. Select the click the Edit icon () next to a workflow.

  3. Enter the date when you want the URLA 2020 loan application to be used by default or click the Calendar icon to select a date.

    You can enter any future date that is one day after the current date. The effective date starts at 12 am EST on the date specified.

  4. Select the URLA 2020 application version, update the workflow to meet your needs and save
  5. Click Save.

Switching to URLA 2020

To switch to the URLA 2020 Loan Application:

  1. In Encompass Consumer Connect Admin, go to Loan App Workflows.

  2. Create a new workflow or select the click the Edit icon () next to an existing workflow.

  3. Select URLA 2020 as the version of the application you would like to use.

    If you are editing an existing workflow, a migration message immediately appears.

  4. Click Yes to migrate the current workflow settings to the URLA 2020 version. This means that any customizations made to the URLA 2009 loan application (such as changed titles and fields names, required fields, custom fields, service settings, and so on) will be carried over into the URLA 2020 loan application.

    If you choose to migrate the current settings to the URLA 2020 version, we recommend testing your URLA 2020 loan application workflow end-to-end, from loan submission to signing disclosures. Given the highly customizable configurations for each customer site, it remains our customers' responsibility to ensure their websites, online application workflows and borrower portal work according to expectations.     Click No to use the default URLA 2020 loan application.

  5. Choose whether to allow consumers to progressively navigate through the application one page at a time.

  6. Configure the loan application workflow as desired, then click Save.
